Landlord boiler cover, Bristol
As a landlord, it’s your responsibility to make sure your tenants’ boiler is serviced every year and kept in working order, and a Landlord Gas Safety Certificate is a legal requirement that proves the necessary safety checks have been carried out. Our Landlord Boiler Cover makes that simple.
We aren’t selling a subscription or a plan with a monthly fee. What we offer is simpler: a local team that takes landlord work on properly, whether that’s one flat or dozens of properties. Our Gas Safe and OFTEC registered engineers complete a full set of checks and tests to make sure your tenants’ boiler and central heating are working safely and as efficiently as possible.
Keeping a tenant’s gas, oil or LPG boiler regularly serviced is first and foremost a safety matter. Faulty boilers can cause serious risks, such as carbon monoxide or gas leaks, which can be life-threatening. A working boiler also means your tenants have reliable heating and hot water. For the full service checklist and what the gas safety check covers, see our annual boiler servicing for landlords.
[AMW ANSWERED 16 OCT — this was a Wigwag paid-ads landing page and the “cover” was never a defined product, so the managed-service promises have been removed. Worth a two-minute conversation to decide what, if anything, to put back: chasing tenants for access, emailing certificates to the landlord, quoting on site, and whether there is ever a fixed annual fee]
What we do for landlords
Everything the boiler in a rented property needs, from the annual check to the day it has to be replaced.
One property or dozens. If you have several, we’ll work through them in a way that suits you rather than treating each as a separate job.
Tell us how you want access arranged, whether that’s through you, your agent or straight with the tenant, and we’ll work to it.
Our engineer services the boiler to our full checklist, from flue gas analysis to testing the heating controls and carbon monoxide alarms.
For gas and LPG appliances, we carry out the annual gas safety check and issue the Landlord Gas Safety Record (CP12).
A tenant with no heating needs it sorting quickly. We diagnose and repair gas, oil and LPG boilers of every make.
When a boiler isn’t worth repairing any more, we’ll say so and quote for a replacement rather than keep patching it.

Your legal duties
Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally responsible for the gas safety of their tenants. The Health and Safety Executive sets out the duties, and our cover helps you keep on top of every one of them.
If the check finds anything unsafe, our engineers can help you, as the landlord, put it right promptly, with an on-site quote so faults are dealt with quickly and with minimum fuss.
[VERIFY LEGAL SUMMARY WITH AMW — duties paraphrased from the HSE landlord guidance quoted on the live page; 28-day / move-in copy rules added from the 1998 Regulations. Oil boilers aren’t covered by the gas safety check]
Tenant smells gas? They shouldn’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if possible, leave the property and call the National Gas Emergency Service on 0800 111 999.
How it works
01
Send us the addresses, the boilers and appliances in each one, and when the certificates are due.
02
Some landlords want us to deal with the tenant directly, others prefer everything through them or their agent. We’ll do it your way.
03
Our Gas Safe or OFTEC registered engineer services the boiler and, for gas and LPG, carries out the gas safety check.
04
You get the gas safety record for the property, and if anything needs putting right we’ll explain it and price it.
Why choose landlord boiler cover?
A local Bristol team, based in Patchway, looking after gas, oil and LPG boilers in rental properties across the city and the South West.
A gas safety check every year is a legal requirement, and the record is your proof that the property is in order.
Your insurance or the boiler’s warranty may make regular servicing a condition of cover or warranty validity.
An annual service keeps the boiler running as efficiently as possible, so there are fewer breakdowns and your tenants can save on energy bills.
Checks, servicing, repairs and replacements from the same engineers, on gas, oil and LPG, so there’s one number to call.
You aren’t always at the property to judge whether a boiler is worth repairing. Our engineers will always discuss your options and look to repair a boiler where possible before suggesting a replacement.

It’s shorthand rather than a product with a monthly fee. It means we look after the boilers in your rental properties: the annual gas safety check and CP12, the service, repairs when a tenant reports a fault, and a replacement when a boiler is past saving. One property or a portfolio, on gas, oil or LPG. For the service itself, see annual boiler servicing for landlords.
Gas appliances and flues in a rental property must have a gas safety check every 12 months, and landlords must keep gas pipework, flues and appliances in a safe condition. An annual service is the most practical way to do that, and many boiler warranties and insurers expect one. We carry out the check and the service in the same visit, so it is one appointment rather than two.
By law, landlords must keep gas pipework, flues and appliances in a safe condition, have an annual gas safety check carried out on each appliance and flue by a Gas Safe registered engineer, and keep a record of each check. You must give existing tenants a copy within 28 days and new tenants a copy before they move in. The Health and Safety Executive publishes full guidance for landlords.
Yes, we look after gas, oil and LPG boilers in rental properties. Oil boilers aren’t covered by the gas safety regulations, so there’s no gas safety certificate for them, but you still need to keep the heating safe and in working order. Our OFTEC registered engineers carry out an annual oil boiler service instead.
Not usually. Most landlords are happy for us to agree a time with the tenant, who lets the engineer in; others would rather handle access themselves or through an agent. Tell us which you’d prefer and we’ll work that way.
If the service or gas safety check turns up a problem, we’ll explain what’s wrong and what it will cost to put right before doing the work, so nothing happens at your property without you knowing. We always look to repair a boiler where possible before suggesting a replacement.
Boilers typically last around 10 to 20 years when properly maintained. If a boiler needs frequent repairs and the costs are mounting up, replacing it with a modern, efficient model can be the more cost-effective choice. We’ll give you an honest recommendation. See our boiler installations.
Our engineers work throughout Bristol, Bath, Clevedon, Nailsea, Portishead, Weston-super-Mare, Yate, Corsham and the surrounding areas. If you own several rental properties, tell us about all of them when you get in touch.
