Annual boiler servicing, Yate
Annual boiler servicing is an essential way to keep your boiler in peak condition and avoid long-term, serious breakdowns. Our fully qualified Gas Safe and OFTEC registered engineers complete a range of checks and tests to make sure your boiler is working as safely and efficiently as possible.
A lot of people put off booking because they’re not sure what’s involved or how long it will take. It’s simpler than you might think. For most gas boilers, the engineer is working on the boiler for around 30 to 40 minutes. There’s no mess to speak of, and you’ll have heating and hot water again as soon as we’ve finished.
Working throughout Yate and the surrounding areas, we service all three fuel types: gas boiler servicing, oil boiler servicing and LPG boiler servicing. The same team also takes care of plumbing in Yate, from dripping taps to leaking valves.
[VERIFY WITH AMW — booking the next year’s service at the visit (or by call-back) is something AMW offers; no automatic reminder claimed for homeowners]
On the day
No two boilers are quite the same, but every service we carry out in Yate follows the same pattern. Here’s what you can expect when our engineer arrives.
Your engineer will show their Gas Safe ID card, which lists the types of gas work they’re qualified to do. Ask to see it; any genuine engineer will be happy to show you.
Tell us about anything you’ve noticed, such as noises, pressure drops or a radiator that won’t warm up. It helps us know where to look.
We remove the boiler casing and inspect the components inside for wear, corrosion, leaks and anything that could turn into a fault.
We clean the heat exchanger, condensate trap and filter, then run the flue gas analysis and check the gas, fan and expansion vessel pressures, ignition and electrics.
We put the casing back, run the boiler and check it’s working as it should, then tell you what we found in plain English.
You’ll have a record of the service for your warranty and insurance. If you’d like, we can pencil in your next annual service there and then.

Before we arrive
You don’t need to do much before a boiler service, but a little preparation means our engineer can get started straight away and you’ll be back to normal sooner.
Smell gas? Don’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if you can, leave the property and call the National Gas Emergency Service on 0800 111 999.

All of BS37, including Yate town centre, Stanshawes, Brimsham Park, Dodington and Chipping Sodbury, plus nearby villages such as Old Sodbury, Iron Acton, Westerleigh and Frampton Cotterell. If you’re not sure about your address, just ask.
Most gas boiler services take around 30 to 40 minutes. Oil boilers take longer, because of the extra cleaning and the oil tank and line checks; see oil boiler servicing. If we find something that needs more time, we’ll explain before doing anything further.
Only while the engineer is working on the boiler. It has to be off while the casing is removed and the components are cleaned, but we fire it back up and check it before we leave.
For homeowners, the easiest way is to ask us to book next year’s service before the engineer leaves, or call us around eleven months after your visit. If you’re a landlord with several properties, tell us when each one is due and we’ll work through them with you. See landlord boiler cover.
Not for a service. Many homes in Yate were built during the town’s growth from the 1960s onwards, and some still have older regular boilers with a hot water cylinder. We service those as well as modern combis, and if the boiler is nearing the end of its life we’ll tell you honestly.
We’ll show you what we’ve found, explain your options and quote for the repair before any work is done. See boiler repairs.
Yes. The same team handles leaks, taps, pumps, valves, radiators and pipework. See our plumbing services.

Local to you
Two very different neighbours: a town that grew up largely in the second half of the twentieth century, and a historic market town right next door.
Much of Yate was built as the town expanded from the 1960s, with estates such as Stanshawes, Brimsham Park and Abbotswood filled with family homes. Many have been through a boiler replacement or two since, so you’ll find everything here from modern combis to older regular boilers still running a cylinder in the airing cupboard.
Chipping Sodbury, with its wide High Street and older stone buildings, brings a different mix: period properties where boilers are often tucked into awkward spaces, and larger homes with system boilers. Out towards the edge of the Cotswolds, some villages rely on oil or LPG instead of mains gas, and our OFTEC and Gas Safe registrations cover both.
