Landlord boiler servicing, Bristol
As a landlord, it’s your responsibility to make sure your tenants’ boiler is serviced every year and kept in good working order. A Landlord Gas Safety Certificate is a legal requirement that proves all the necessary safety checks have been carried out on your property.
Working throughout Bristol and the surrounding areas, our qualified Gas Safe and OFTEC registered engineers complete a range of checks and tests to make sure your tenants’ boiler and central heating system are safe and working as efficiently as possible.
Servicing your tenants’ gas, oil or LPG boiler is first and foremost a safety matter. A faulty boiler can cause serious risks, such as carbon monoxide or gas leaks, which can be life-threatening. It also matters for your tenants’ comfort and well-being: a properly working boiler means reliable heating and hot water, which are essential amenities.

What’s included
Every service follows the same thorough checklist, so you know exactly what’s been checked in each of your properties.
We analyse the flue gases to confirm the boiler is burning safely and efficiently, and check the fan pressure.
We test the gas pressure and check the ignition probe, replacing it if it has degraded.
We clean the main heat exchanger and fit new seals if required, and clean the condensate trap.
We check the expansion vessel pressure and all the boiler’s electrical connections.
We test the system’s pH, re-inhibit it if required, and clean the system filter.
We test and check all heating controls, including the batteries, and test the carbon monoxide alarms. A central heating system check is available on request.

Gas safety check with CP12 certificate
A Gas Safety Check with a CP12 certificate, often called a Gas Safety Certificate or Landlord Gas Safety Record, is a legally required document that confirms the gas appliances and gas installation in a property are safe.
Its purpose is to make sure gas appliances, flues and gas supply installations are safe to use. It helps prevent accidents such as gas leaks and carbon monoxide poisoning by finding gas-related problems early.
[VERIFY LEGAL SUMMARY WITH AMW — 12-month check, 28-day / move-in copy and 2-year record-keeping are from the Gas Safety (Installation and Use) Regulations 1998; oil boiler line is new copy (source implied oil is covered by the certificate)]
Smell gas? Don’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if you can, leave the property and call the National Gas Emergency Service on 0800 111 999.

Your insurance or the boiler’s warranty may make regular servicing a condition of cover or warranty validity.
An annual service keeps the boiler running as efficiently as possible, so there are fewer breakdowns and your tenants can save on energy bills.

Questions

Yes. If your rental property has gas appliances, you must have them safety checked by a Gas Safe registered engineer every 12 months and hold a Landlord Gas Safety Record, often called a CP12. The check covers the appliances, flues and gas supply installation, and it helps prevent gas leaks and carbon monoxide poisoning. We can carry out the check and service the boiler in the same visit.
A gas safety check confirms the gas appliances and flues are safe to use, and it’s what the CP12 certificate records. A boiler service goes further, cleaning and testing the boiler’s components so it runs efficiently and is less likely to break down. Landlords often book both together, and our engineers can do them in one visit to keep disruption for your tenants to a minimum.
CP12 is the common name for the Landlord Gas Safety Record. It’s the document our Gas Safe registered engineer issues after checking the gas appliances, flues and gas installation in your property. It lists what was checked and whether each appliance is safe. You should give a copy to your existing tenants after the check and to new tenants before they move in, and keep your records.
No. Oil boilers aren’t covered by the gas safety regulations, so there’s no CP12 for them. You still have a duty to keep the heating in your rental property safe and in working order, so an annual oil boiler service by an OFTEC registered engineer is strongly recommended. LPG is a gas, so LPG appliances do need an annual gas safety check.
If our engineer finds something unsafe, they’ll explain what it is and what needs to be done. In some cases an appliance has to be turned off until it’s repaired. Our experienced heating engineers can help you put the problem right promptly, with a clear price before any work starts, so you can get the property certified and your tenants back to safe heating and hot water.
Yes. As part of our service checklist we test and check the carbon monoxide alarms, along with all the heating controls and their batteries. Faulty boilers can leak carbon monoxide, which can be life-threatening, so working CO alarms are an important second line of protection for your tenants alongside the annual service and gas safety check.
It depends on the property and the number of appliances to check, so get in touch for a price for your property. If you own more than one rental, tell us about all of them when you get in touch. You can also read our guide to boiler service prices in Bristol for more on what affects the cost.
Not necessarily. Many landlords arrange for the tenant to let our engineer in, and we’ll agree a time that suits them. You just need to make sure we can get safe access to the boiler and the gas appliances. Once the work is done, we send the paperwork to you, so you have it ready to share with your tenants.
