Boiler servicing, Bath
Much of the water supplied around Bath is hard, which means it carries a lot of dissolved calcium. Heat it up inside a boiler and some of that calcium drops out as limescale, coating the heat exchanger and narrowing the waterways. Scale acts like insulation: the boiler burns more fuel to deliver the same heat, runs hotter and wears faster.
Many homes in Bath add a second challenge. Georgian townhouses, Victorian terraces and converted flats often have older pipework, a cylinder in an airing cupboard two floors up, and boilers tucked into basements or vaults. An annual service is where we catch both problems early. We service gas, oil and LPG boilers, and also offer boiler servicing for landlords, including the Gas Safety Certificate.

What we look out for in Bath
These are the problems we check for on a Bath boiler service. Most start small and are cheaper to deal with now than in the middle of winter.
A coated heat exchanger passes heat into the water less effectively. We inspect and clean it as part of the service, and fit new seals where they’re needed.
A rumbling or kettle-like noise while the heating runs can mean scale or sludge is causing water to overheat locally. Read why your boiler might be making noises.
On combi boilers, scale in the plate heat exchanger can make tap temperatures swing or drop off. We’ll tell you if it’s building up and what can be done.
Decades-old radiators and pipework can shed rust and sludge into the boiler. We test the system water and add inhibitor, and can advise on a magnetic filter to catch debris.
Many period homes still have a regular boiler, a hot water cylinder and tanks in the loft. We check the whole arrangement is working together. See our hot water cylinders page.
New boilers in hard water areas usually need scale protection on the incoming water supply. If yours doesn’t have any, we’ll point it out so you can decide whether it’s worth adding.
Bath homes often run older radiators too. Learn how to bleed a radiator between services, or read why regular boiler maintenance matters.
Limescale warning signs
Limescale builds up slowly, so the signs are easy to put down to an old boiler. If any of these sound familiar, don’t wait for the annual service to come round: give us a call and we’ll take a look.
Smell gas? Don’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if you can, leave the property and call the National Gas Emergency Service on 0800 111 999.
Servicing in a period home
01
Tell us where the boiler and any cylinder are. Basements, vaults, top-floor cupboards and lofts are all fine, as long as we know in advance.
02
We lay dust sheets over stone floors and carpets and take care on narrow stairs and in tight corners.
03
We work through the full service for your fuel type, paying particular attention to the heat exchanger, the system water and signs of scale.
04
We explain what we found and, where it’s useful, what would help an older system cope with hard water over the years ahead.
Why AMW
A Gas Safe and OFTEC registered team from Patchway, comfortable with modern combis and the older regular systems many Bath houses still rely on.
From a new combi in a flat to a regular boiler feeding a cylinder in a Georgian townhouse.
Period interiors deserve respect. We protect floors and finishes and leave the space as we found it.
Mains gas in the city, and oil or LPG in the surrounding villages, all serviced by one team.
If a heavily scaled boiler isn’t worth nursing along, we’ll say so, and if it is, we’ll say that too.
A routine service doesn’t change anything on the outside of your home. If a service shows a boiler needs replacing, though, flue position and pipe routes can need more thought in a listed building or conservation area, so we’ll talk it through with you before any quote.

Broadly, yes. Much of the water supplied in and around Bath is hard, which is why limescale is something we look for on every service here. You’ll often see the same thing as a white crust on taps and inside kettles.
A service includes cleaning the main heat exchanger and testing the system water, which deals with light build-up. Heavy scale inside a combi’s hot water side, or throughout an old system, may need a separate repair or a system clean. We’ll tell you which you need and what it involves before doing anything.
Yes. Plenty of Bath homes keep the boiler in a basement, a cellar or a vault under the pavement. We just need safe access and some light, so let us know where it is when you book.
Yes. Regular boilers with a cylinder and loft tanks are common in period homes, and we service them regularly. We can also look at the hot water cylinder while we’re there.
Once a year. In a hard water area that annual visit matters even more, because it’s the chance to spot scale before it starts affecting efficiency or causing lockouts.
Yes. As well as the city itself we work in villages such as Batheaston, Bathampton and Bathford. Some homes outside the city are off the gas grid, and we service oil and LPG boilers too.
We’ll explain why and give you honest advice on your options. If a new boiler makes sense, see boiler installations in Bath.

Local to you
A World Heritage city of honey-coloured stone, with homes that need a little more care than most, and water that’s hard on boilers.
Bath is famous for its Georgian architecture, from the Royal Crescent and the Circus to the terraces climbing Lansdown. Around them sit Victorian streets in Oldfield Park, Larkhall and Widcombe, and newer homes on the city’s outskirts. The older houses often have boilers in unusual places and heating systems that have been extended more than once.
Beyond the city, villages along the Avon valley such as Batheaston, Bathampton and Bathford mix mains gas homes with some that are off the grid. Wherever you are, the hard water is the common thread, which is why limescale is always part of the conversation at a Bath service.
