Annual boiler servicing, Clevedon
A boiler that has sat idle all summer gets a sudden, heavy workload the day the heating goes back on. That’s when worn ignition parts, a sticking pump or a blocked condensate trap tend to show themselves, and it’s also when every heating engineer in the area is at their busiest.
Booking your annual service in late summer or autumn gets those problems found while it’s still mild. Our engineers service gas, oil and LPG boilers across Clevedon and the villages around it, cleaning the key components and running the safety and efficiency checks for your fuel type, so your heating is ready when you need it.
Signs to look for
Run your heating for half an hour on a mild autumn day. If you notice any of these, book a service now rather than waiting for the first frost.
Radiators taking far longer to heat than last winter can point to sludge in the system, a tired pump or a boiler that isn’t burning efficiently.
Usually trapped air, which you can often fix yourself. Here’s how to bleed a radiator. If it keeps coming back, something else is going on.
If the gauge falls below 1 bar and you keep topping it up, there may be a leak or a failing expansion vessel. See how to re-pressurise your boiler.
Banging, gurgling or whistling on start-up are worth checking before they turn into a breakdown. Read why your boiler might be making noises.
A boiler that needs resetting, or shows a code on the display, is telling you something. Note the code down for the engineer.
Even if it seems fine, a boiler that’s overdue can be losing efficiency quietly. Booking before winter also keeps any guarantee on track.

Your autumn checklist
A service covers the inside of the boiler. These simple checks around the house help the rest of the system cope with winter, and most take only a few minutes.
Smell gas? Don’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if you can, leave the property and call the National Gas Emergency Service on 0800 111 999. For an LPG leak, also call your LPG supplier’s emergency number.
Timing your service
01
The ideal time to book. The boiler has rested, diaries are quieter and there’s time to order any parts before you need the heating.
02
Our engineer services the boiler, cleans the condensate trap and checks pressures, ignition and flue.
03
Any repair picked up at the service is done while it’s still mild, not when the house is already cold.
04
Keep an eye on the pressure gauge and the condensate pipe in freezing weather, and call us if anything changes.

Late summer or early autumn. The boiler hasn’t been working hard, so any problems can be fixed before you rely on it, and it’s easier to find a convenient date than in the middle of a cold snap.
Yes. We work across Clevedon, from the seafront and the streets around the pier to East Clevedon and Walton St Mary, and in nearby villages such as Kenn, Kingston Seymour and Tickenham. If you’re not sure we reach you, give us a ring.
It can. Homes facing the Bristol Channel take the full force of the wind and weather, which is hard on flue terminals and outside pipework. We check the flue and terminal on every service, and it’s worth making sure any outside condensate pipe is protected.
A common cause is a frozen condensate pipe, the plastic pipe that carries waste water from a condensing boiler to a drain outside. When it freezes, the boiler shuts down. Pouring warm, not boiling, water over the pipe often clears it. We can advise on insulating or rerouting it.
Yes. Our OFTEC registered engineers service oil boilers, and we service LPG boilers too. Before winter, check you have enough fuel in the tank to see you through a cold spell.
Every year. An annual service keeps the boiler safe and efficient and helps keep any manufacturer guarantee valid. Booking at the same time each autumn makes it easy to remember.
We’ll show you what we’ve found and give you a price for the repair before doing anything else. More on our boiler repairs.

Local to you
A Victorian seaside town on the Bristol Channel, and a place where winter weather arrives straight off the water.
Clevedon grew as a Victorian resort, and its pier, Hill Road and the grand villas above the seafront still show it. Many of those older homes have tall ceilings, big rooms and heating systems that have been adapted over the years, while East Clevedon and the estates towards the M5 are mostly newer family houses with combi or system boilers.
Sitting on the coast, Clevedon catches the wind and rain coming up the Bristol Channel, which makes a well-maintained boiler and a sound flue all the more important going into winter. Out on the levels towards Kenn and Kingston Seymour, some homes are off the gas grid and rely on oil or LPG.
