Boiler and flue installed by AMW Heating

Heating engineers, Bath

Boilers, heating and plumbing for Bath’s period homes.

From brand new boilers to annual servicing and repairs, our heating engineers look after homes throughout Bath and the villages around it. Plenty of those homes are a century or two old, with thick stone walls, tall rooms and pipework that has been altered many times, and we take the time to work with that rather than against it.

We’re Gas Safe and OFTEC registered, so we install and maintain gas, oil and LPG boilers, and we can recommend a boiler that suits the building as well as the household. As a Worcester Bosch accredited partner, we can offer up to 12 years’ guarantee on selected boilers fitted in Bath.

Heating a period home

What we help Bath homeowners with.

Older buildings bring their own heating questions. These are the ones that come up most often in Bath.

Boiler and flue siting

Where a new boiler goes, and where its flue comes out, matters more on a period façade. We’ll look for a discreet route and flag anything that may need consent before you commit. See boiler installations in Bath.

Hard water and limescale

Bath’s water is hard, and limescale can build up inside boilers and hot water systems. When we fit a new boiler, we’ll include suitable scale protection in the quote where it’s needed.

Cold, tall rooms

High ceilings and big sash windows take a lot of heating. We can size radiators properly for each room, or look at underfloor heating where floors allow it.

Older systems

Gravity-fed systems with tanks in the loft are common in older Bath houses. We can maintain them, repair faults, or talk through moving to a system or combi boiler.

Servicing and safety

An annual service keeps any boiler safe and efficient. Book boiler servicing in Bath, including gas safety certificates for landlords.

Plumbing

The same engineers handle leaking taps, valves, pumps and pipework, so you don’t need a separate plumber in Bath. See our plumbing services.

Listed or period home?

Check before the flue moves.

Much of Bath sits within a conservation area and the city is a World Heritage Site, and many of its buildings are listed. Moving a boiler, adding a new flue through a front wall or changing external pipework may need listed building consent or planning permission, while a like-for-like swap often won’t.

We’ll tell you when a change looks like it could need permission, so you can check with Bath & North East Somerset Council before anything is booked. That’s general guidance, not legal advice.

Heating not working? Check:

Smell gas? Don’t use electrical switches or naked flames. Open windows, turn off the gas at the meter if you can, leave the property and call the National Gas Emergency Service on 0800 111 999.

Questions

Yes, we work in listed and period homes. Like-for-like boiler replacements are often straightforward, but moving a boiler or adding a new flue on a listed building may need consent. We’ll point out anything that might, so you can check with Bath & North East Somerset Council first.

It can. Limescale builds up over time in the parts of a boiler that heat water, which can reduce efficiency and cause noise or faults. We consider scale protection when fitting a new boiler, and a yearly service helps catch problems early.

The whole city, including Lansdown, Larkhall, Bathwick, Widcombe, Oldfield Park, Combe Down, Odd Down, Weston and Twerton, and villages such as Batheaston and Bathampton.

Sometimes. A combi suits smaller households with good mains pressure. Taller houses with several bathrooms often do better with a system boiler and a hot water cylinder. An engineer will check before recommending either.

Every year. It keeps the boiler safe and efficient, and most manufacturer guarantees require it. Book boiler servicing in Bath.

Local to you

Heating engineers across Bath and its villages.

Bath is an easy run from our Patchway base, and we’re in the city and the villages around it regularly.

Bath was made a UNESCO World Heritage Site in 1987, largely for its Georgian architecture: honey-coloured Bath stone terraces, crescents like the Royal Crescent and The Circus, and townhouses laid out over several floors. Victorian villas fill streets such as those in Oldfield Park and Widcombe, and there are post-war and newer homes on the southern slopes around Odd Down and Southdown.

Older, taller buildings often mean long pipe runs, boilers tucked into basements or kitchens, and hot water that has to travel up several storeys. Add the hard water common to the area, and choosing and siting the right boiler takes a bit more thought here than in a modern semi.
